Hi Everyone,Ok - Ive reading a bunch on this and seems the consensus is to file a 3115 for missed depreciation if its been more than 2 years.I did claim depreciation on 2023's return but did not claim in 2022, 2021,2020.

I understand this is a big undertaking, so I am taking the year to read up, save up, and have a good plan going into 2025.

I wouldn't leave it in your tenants hands to do it, take ownership of the problem and make sure that it gets done.A really good book to read is "Extreme Ownership" by Jacko Willink.If you want something done, make sure it gets done by doing it yourself.

I am always looking for tips and ideas about issues that investors run into.I purchased my first investment property last month and the first problem I ran into, wasn't with the house but the seller!!
