I pay 7%, full months rent for finding a new tenant, flat fee ($100) for processing a renewal, and half-months rent if the PM manages (eg; gets multiple bids, contracts out the work, etc.) any turn-over repairs, or I can do that on my own.I've got 10 properties with them and average 2 vacancies per year, so my effective rate to them is 7% of rent-roll + 2 months rent + $800 + 1 add'l month rent (2 x 1/2) for managing turnover repairs.

With the market being extremely competitive we may be looking at doing some pre screenings with these contractors/inspectors so would like to know if they are willing to do those as well and how in depth they can get if we were to bring them to an open house/showing.Any and all information would be greatly appreciated.Thanks!

Of course, they don't put it that way, but they advise you that you can run all kinds of expenses through the LLC (cars are a particular favorite), so that you can pay for things with pre-tax dollars rather than after-tax dollars.

I copy and paste pre-written responses (with tons of information to minimize questions) and reply en masse when I can, but with that number of people, it can get a little cumbersome to make sure everyone has their questions answered or personal requests addressed.

I attempted without any real results to use Spokeo, reverse look up, tax rolls, talking to neighbors to see if we can get information, shhhh I have even used bandit signs in their front lawn, We Buy Houses!!!!
