I have the deed and a writ of possession was awarded but before the Sheriff could execute it, the previous owner filed an appeal of the foreclosure.  

If its in your favor, they'll set a date and time for the sheriff to come and give you possession back.

If they have already sold the property and have the sale proceeds in their possession, then it is too late for a 1031.
