Police?

Again, this is all based on my personal observations and not supported by any market analysis :) We like to purchase small single family homes that are 2 or 3 beds and 1000 sq ft or less, and our tenants are responsible, young professionals and tend to have stable, service-related jobs (nurses, police, military, etc).  

Good schools and great neighborhood and police department.

I unknowingly did a rental that way, rented an apartment to a police officer, and never understood why he never move in.

Good luck,, If the man used a credit card without authorization, then call the police, even if it was awhile ago, file a report, get print out of the credit card charges for the report, and notify the credit card company,  This happened to me basically, a guy took my elderly mom's card, he had done some work in the house,, 2K worth of charges, I filed report with police, notified credit card company, and the credit card company took off the charges and police / card company worked out payment plan with the offender,, he was also a former inmate..  

My dad lived there in the the late 70s and early 80s in a boarding house for Polish immigrants.

When do you need to think about umbrella polices? 

While assuring neighbors that you are dealing with it, you can also let the neighbors know that any illegal activity should be reported to the police.

So we leave the unit and request a welfare check from police.

Not only would I have been getting 6 unruly kids with no supervision, I could rent it for full price to  a different mom, dad, retired police man grandpa and their one special needs, well behaved kid!
