Id do two things....1) negotiate a better rate, say 4.5 or 5%, usually in these types of deals you do "your price, my terms"2) Negotiate a way to extend, but at a higher rate or something incase of depreciation.

Any failure to make an agreed payment results in an immediate quit or pay the next day.Once a tenant has used the maximum permitted lates, tenants on a lease can stay if they sign a month-2-month agreement as long as they pay on time for the remainder of the year, and monthly tenants get a letter stating that their monthly rental agreement will not be extended (they will get a 30 day notice to vacate) the next time they are late.

The other two are looking for long term diversification so we went with 24 months with the option to extend if both parties agree to it.

But...my agent (first time working together), said we have a done deal.I used addendum language from my lawyer to extend the closing date and reiterate the sales price and seller as the bank.Next, my agent said the bank wanted the seller listed on this addendum as "Owner of Record."

It helps extend the life of the HVAC system and I'm pretty sure you're required (as a landlord) you're required to install/maintain smoke detectors (which includes changing batteries).
