@Maciej G can you install a larger BTU unit in window or there are floor size units I see in older homes or mini-splits?

Now i see redfin shows property value as 311kI am thinking whether to keep the property or sell it.If I keep it might appreciate much better.But challenge is expensive to keep it.

You'll hear lot of chatter about what "doesn't work" or what's "a better investment" for this or that; And maybe it is for some and maybe not for others. 

They may or may not require underwriting on you as a person, including credit checks, asset levels, etc. 

While this simplifies billing, it may not be the most transparent or equitable solution.I'd greatly appreciate any insights, experiences, or alternative solutions that members of the community have to offer.

Also be aware of Unrelated Business Income Tax (or UBIT) on leveraged real estate inside of an IRA.Or better yet, since you are self-employed - go with a truly self-directed Solo 401k plan, which would be a much better option and will help you avoid the UBIT on this investment.
