Its all on you to do your own due diligence. neither the agents nor in fact any municipality will accept liability for your mistakes if you should fail to protect yourself.

I hope you worked with an agent because if you went at this alone you could have made a big mistake.

They 2 they didn't lower, I made mistakes on the value and I have to go for an informal hearing. 

I made this mistake going into the 203k loan i am currently working on right now.

Hopefully everyone out there can save themselves from the same costly mistakes.

I just purchased my second property recently and remolded it and made the mistake of renting to three friends.

Brian- one word of caution- one of the biggest mistakes made during a 1031 exchange is making a poor purchase choice because of tight time frames and the need to "beat the clock"  Don't let the 1031 tail wag the dog.

A person buying a house simply to appear more adult is making the same mistake as a person who buys and finances a luxury car outside of his/her budget.

So, yes, start with an agent - a good one will keep you from making potentially painful mistakes as you start out.
