I'm in the grand rapids, mi market and the home has appreciated since they bought it to the point I can't afford a conventional loan on the house.

That could vary widely since I'm not familiar with selling Real Estate in MI, but 8-9% of the total value of the house is very likely double or triple what you'd pay in closing costs on a refi (again, just a guess). 

Does anyone in Michigan have a worksheet that takes into consideration purchase price, repairs and maint, depreciation, cost basis, sales price, capital gains?
