Somewhat unusual situation: we are in escrow on a property, and the current lender was going to underwrite the new loan.

This property in Nashville stood out as a prime investment opportunity, combining a great location and renovation potential.

My thought is that we open a new LLC to run all property management activities (for existing rental property and cottage) along with new bank account, etc. for all activities. 

That’s why things changed dramatically when new laws were passed in 2022.

It is seemingly still relatively affordable to buy an asset close to a major university at $100k per unit.
