IMO, investing in areas that the big guys haven't expanded to yet is the way to do that, likely as a buy and hold investor.

The next wave of growth is coming, it's a solid market for many reasons - geographic location, climate, diverse employment base (ever expanding), higher education, no state sales tax, hospitality, cultural, entertainment, ...

No matter where you live or where you own assets, I personally recommend the Series LLC to be a great tool for the individual investor who is planning to expand their operation, as it allows for you to scale infinitely for FREE.

If I should expand existing shed into main floor of home and just add basement underneath Shed, also advice on negotiations on price and so forth.

Not to mention we are constantly expanding the business so we are always on the look-out for more properties to buy.

The wood will expand and contract it's whole life and the cement will crack. if this floor has been like this for a long time you are likely stuck with it unless you rip it out. 

I can certainly wait for them to find those deals, but I also want to expand my network to work with more realtors to increase chances of one.
