I agree with this high level (Private Money = Individual, Hard Money = Company Non-Turnkey Product).I've been begging (mostly to no avail) for better clarity and definitions here for these to avoid confusion - BiggerPockets IMO has a HUGE opportunity to set and create the "gold standard" universal definitions of loan types with just a little initiative. 

We source off-market deals, pair them with investors, and then hand hold through the rehab and city inspections when things are complete.We have existing contractor relationships and a team on the ground to keep tabs on things and keep you informed along the way.

So, What Does All Of This Mean?

I bought a primary residence last October that I planned on renting out come this October (next month) and would love some advice from more experienced folks on my next steps, because I came up with a few options. 

Days on market is nearly the same as this time in 2023, showing a reliably strong seller's market, yet not as competitive and crazy as COVID-era.

This includes title reps, attorneys, and lenders keeping the communication flowing with them is what ensures a smooth closing.In my experience, a well-organized checklist minimizes risk and makes the entire process so much easier.
