Yes I get it, Stessa is a free program, but I have years of data invested in this program and I am trying to resolve an issue that’s now 2 months old..  

I believe you can explore commercial lending.

I’ve tried using the rental calculator but I’m not sure if the data I’ve entered is accurate enough because there aren’t properties that meet the criteria for the property I’m analyzing.  

@Rick Reeder I agree with @Cameron Tope I think this proposal will see significant push back and if it is adjusted then CPAs, attorneys, asset managers, and real estate investors will have to explore other avenues to delay or mitigate that tax impact.

Second, what you don't get from most of those sites is vacancy/turnover data.
