There you could probably buy a 2% or even 3% buy and hold property but would have to deal with C and D type renters.

Nicer homes usually bring a lower %, where C/D/E class neighborhoods will bring higher.

The $420k replacement property you bought is going to have an adjusted basis of $320k (the $100k profit carried over from the condo you 1031'd).
