In theory yes but there are many things that we can't control but I am a firm believer in a positive outlook and that most things can be handled if focus  is applied with energy and strong effort to overcome obstacles.

I don't get a lot of 5, 6, or 7 night stays, but for the few I do, I now make more on those than I would have with my old pricing.Honestly I think the whole cleaning fee concept is dumb - and customers hate it.

I can see why you would want to see my offer before making your own but, I am not going to waste my time, energy and money playing on an un level ball field.

I guess the burning issue i had was customer service!!

I'm amazed at how much energy, time and money people spend trying to capitalize on a very very very small percentage of loans that got "Lost" thinking they are gonna get a free house.

If you have enough rental demand in your area and are satisfied with the income, I'd be tempted to leave it alone  until the time it's very outdated and/or  just so worn out that it needs renovating, at which time you can  make the changes you want.Hi Ed , The end goal is a flip - Absolutely no weightage to my preferences :-) Just want to appeal the  broad customer base .I agree 200% with you on rentals , I just do the bare minimum - Even in high price neighbhorhoods , renters have pretty low expectation , i just buy for investing and havebeen a renter for 5 yrs .
