Need to budget for appliances and hot water heaters 12 year life span,hvac 20 year life span, roof 25 year life span, etc. 

I scheduled a routine inspection with them and noticed the yard was not maintained,there was furniture trash in the back yard and the appliances they said they would remove from the front yard haven't been removed.I knocked and asked if I could come in and I was told they didn't feel comfortable having me come in to look around, so I stayed in the living room and caught a guy moving a mattress out the kitchen back door.

Still have to account for roof 25 year life span,appliances and hot water heater 12 year life span, hvac 20 year life span,etc, I use 10% when analysing properties.

We do not want to get into the major appliance business especially in homes under $125k.

I hear some people talk about using credit cards in order to pay for appliances and furnishings.

Take a look at each of the line items I specified earlier and price them out plus remember if you're going to set it up as a rental you'll also need to have it move-in ready with all fixtures and appliances, landscaping and everything.
