Right now the ARV is going up, look for comps in the area of the same style home you are looking at.

I'm planning out content for the year and looking for various experienced individuals / investors / professional services to come and talk to our group on the following topics: - Business Automations: What to automate and how to do it - Operations of multifamily properties (medium to large) - Various types of lending (panel style): creative financing, hard money, common terms, places to lend - Wholesaling - How to build your team- Entity structures / tax strategies - CPA / AttorneyThis would be in a casual, in person setting. 

I called the police and they pulled in swat style and arrested 4 teenagers.

My family and I are debt free (Dave Ramsey style) and are now ready for new and purposeful adventures. 

I take as close a comparable property as I can (style, size, #bedrooms/Bathrooms, location, etc) that has been sold and make adjustments based on the condition as it relates to the property I am trying to valuate. 

Now I just did a complete rebuild on a Chicago style porch, and that is a different story.

The comps were  are Up/Down or Front/Back style duplexs'. 

NC has no rent control and long term tenants are not that hard to find since people are moving from bigger cities to more relax wfh life styles.  

IMO you can go out an easy 45 mins and find plenty of options, then it all depends on buyer preference regarding size, shape, style, $ etc...
