It should take a few weeks of work to get a turnkey place rented if they are doing it for free they wont care who they lease it to because they will realize how much work it is and settle on the first person and not screen properly.  

For $2000/month taking him to court is well worth the effort and you will be able to garnish his wages plus destroy his credit.

This purchase wont make sense from a cash flow perspective but it does from an appreciation perspective .  

We're on a minimum six month time restriction per the trust, thus wont be placing it on the market until after that time period has expired.If I understand you correctly, each 1031 is treated as a separate transaction.  

Unfortunately I am in Massachusetts and wont be able to attend the meetup. 

That can really destroy the budget.
