The homestead exemption has little to do with whether the property would fit in the 6 month or 2 year window for redemption .Most title companies these days will not issue title insurance until the 2 year window closes 

You could probably do that for years and maybe even sell it without any issues.

As for short term rentals, they have stopped issuing permits for them as far as single family homes renting out the entire home. 

I recently purchased an apartment building in Berwyn, and I was fairly certain there were collection issues.

There will be a/c issues, lawnmower, weedeater, new refridgerator, dishwasher and a bunch of other things. 

As soon as you find a issue stop screening and move on to the next applicant.
