@Jake Sink...At the beginning of January this year, a group of us here in Jacksonville that struggle to get to Real Estate meetings in the evening decided to start meeting weekly on Monday at noon through a virtual conference call.

I've had a Virtual Assistant (VA) undertake this on my behalf and forward the prospects.

Yep - I started buying houses for under $5,000 - therein was my wake-up call - my street seminar - the school of "hard-knocks -- guess what - I survived and made some serious profits from junk real estate in Baltimore.Looking back on all those cheap houses, I guess I was fortunate to have very little knowledge and even less money - I had no choice but to learn the creative aspects of investing - I used credit cards, I did subject-to's, delayed settlements, financing companies, tax sales and foreclosures -- I was forced to learn how to fix these dirty dogs - I would get on roofs with Jack-Legs to learn how to do them myself, hanging dry wall, the art of mud, electrical and carpentry ----- WOW was I ever lucky to be unemployed with no money and a force that pushed me to achieve cash flow or equity.

Several large companies have invested millions of dollars into "arts districts" around the downtown area which is helping revive older neighborhoods.

Especially growing from doing the work yourself to bringing on virtual assistants to do lead intake and acquisition managers to handle your offers and closings. 

I'm sorry if anyone invested there but I might have noticed this coming when a paper had showed up at my door one day asking for a $40 art tax from each residence of Portland proper.

BUT they had virtually rebuilt this entire home, every wall, window, door, hardwood flooring, siding, roof, all new mechanicals etc etc was meticulously replaced.

I have been trying to educate myself on how to write deals but haven’t really found anything as a virtual wholesaler.

This property over the long term will project virtually no cash flow or negative cash flow.
