I usually recommend newer investors submit offers contingent on viewing rental verification (income/basic expenses), leases, ledgers or rent rolls.

Also, of course, if the ad doesn't resonate that won't help.With digital ads on just about any platform, it's all about experimentation.

From my point of view, if she signs the lease and it says that the lease starts Jul1 st (with possesion at jun25 --- or the lease starts jun 25, rent due on the 1st, and the it ends on the Jun 30th 2022 --- whatever), she has a signed lease and your parents have a tenant.You seem to be mixing this up with some sort of option or reserving a table at a restaurant???????? 

Quality of life is high, but overall cost of living is comparatively low when viewed from, say, a Californian's perspective.

Reduce that list to the ones in your desired area(s) - then drive those areas to view ALL of them.
