Hey Gladys, typically, you will need a 20% down payment when buying a single-family investment property. 

For example, a condo I bought for $500k in 2018 is now selling at $1.2m.  

We typically get these for our flips and/or B&H when they are under heavy renovations.

My typical investment in Colorado has been around a ~500k purchase price, and I really strive to purchase property that is $20,000 to $25,000 under market value and that is break even cash flow minimum after operating expense/debt. 

The type of house would include viking appliances, hardy board, and Andersen windows for example.

From there I can typically get an idea if we even need to go any further.
