@Hannah Costello...keep in mind with the bank statement programs, usually you'll still need proof that you've been self-employed for a certain amount of time. 

I have been though many struggles as well but the point is that there was a loan program that helped me get a leg up in real estate and  changing the direction of my  life.Its not where you have been but where you are headed that guides your choices  today.

Biweekly is a program designed for people that do not know how to manage their finances by tricking them into making an extra mortgage payment every year.That $40K "savings" she is looking at is from an amortization table. 

I was wondering if there is a program out there that can scan an incoming email and auto reply an answer.

Most companies have a limit of what they're able to offer.Some companies have a commercial type of policy they can move the policies to, but not all.There are companies who have a strong appetite for investors and there are also specific rental property programs available.  

With so many vacation rentals near the Orlando area that got slaughtered by Covid-19 it will be interesting to see what happens as mortgage forbearance programs run their course and stimulus checks stop subsidizing the economy.
