There're other significant tax benefits of investing in these funds, but the risks and restrictions are very significant, and you need to compare it against the more traditional investments.

I would recommend cozy if you are growing a traditional rental portfolio. 

Can you go higher of course but you end up house rich and cash poor.

There really is no get rich quick solution in real estate.

I have cash as well but would prefer to not use my cash and do it more traditionally, as my cash is from a trust fund and want to do this on my own.

Another option would be to have a “non occupant co-borrower” like a parent or rich uncle.

Preapproved for a traditional loan but can't reach my loan officer.
