I guess what I am asking is how do we protect ourselves as investors and our passive income if the market takes a downturn. 

I guess that would help if I was specific.

Ive thought about asking the neighbors but im guessing it would be unlikely that they would know of the landlords primary residence.

I guess I will be charging the late fee of $25, plus $75 per week.

No prospective homeowner is going to decide not to sell over a .25% increase (typically <$50/mo payment difference)I guess it might make me leverage a little more now for my immediate buys and a little less if rates go up, but I don't know if I will actually do that when feet get to the fire.
