Realtyman, I agree with you in some aspects of life, but when it comes to buying real estate I do not agree.My parents helped me with the money to buy my frist investment property.

For me RE investing has many aspects that make enticing.Freedom that is given as cash flow is built.Better control of my investments.Something that I can see and touch.I also enjoy taking a property that looks disgusting and turning it into something that is much more appealing.But, mostly I like RE because it has built a nice nest egg that I plan to grow.

I syndicate deals and one aspect of our business is buy and flip.

Counselling from a mortgage broker/lender group or a non-profit finance bunch concerning the borrower aspects would be good for those with low credit scores.

I happen to believe though that actively participating on the site though provides a far better resource that is the many possible connections you can make with other new and very experienced investors in many aspects of RE investing.Look forward to getting to know another accountant here.

Your attorney will want to construct the agreement to meet local needs, but these are areas that might be addressed.Many CFDs recite note terms in the CFD and frankly miss many aspects of a good note, so using a good note and incorprating the note in the CFD is much handier, IMO and that way you have a good note to use for seller financed deals as well as financing an option price or a CFD.

As with many other aspects of RE investing, "building relationships" is key in this context as well.

You need to see what their ability is, not only financial ability, but can they grasp legal aspects, you can teach a monkey to sell, but you can't teach them how to impress people or how to present themselves without going beyond the call of duty.
