It is tremendously sad that they are in this situation but unless you are willing to adopt them for the rest of their lives you cannot make yourself responsible.

I explained to the broker, the option is price is higher than the appraised value, we got a higher deposit because of the option, and we are not responsible for maintenance and repairs because of the option to purchase.

Re the Title Fees ... it depends on the loan amount (to calculate the title insurance premium) and what, if anything, the title company is responsible for doing in connection with each construction draw.

(price per square foot is arguably the most common metric to value an investment, especially a property that will be delivered mostly vacant)What are the current taxes, and who is responsible for paying utilities?

So you could sign a single lease where all tenants are responsible for the lease payments, and let them divvy up the share of the burdens of the lease agreement.

We are planning on purchasing more property in the area in the next year or two.Every time we get a new question, a new situation, a new anything, we create a templated response that we put on our smart phones so that the next time that same question/situation comes up, we just change the "Hi xxxxxx" and then paste the rest in.
