Thank you for your realistic view, I think too many people don't get told things such as that so they end up not thinking of things that others would have and then are surprised when those things happen. 

Often you won't have as many surprises as the foreclosures.

If you keep up with listings and build a good repoire with your student tenants and you'd be surprised how the rental seems to fill itself!

Seems like a lien on the property that big can't be a surprise.

But I would think a homeowner would be far less likely to want to talk to anybody about losing their house during the holidays.If you're referring to banks and the mls stuff, my advice would be to go look at houses.You'd be surprised how some banks simply make the decision that the house needs to get off the books by the end of the year.

You might be surprised how many are from that area.
