I could convert the upstairs to a master suite and have that bathroom, or make the large investment of adding the dormer and converting the house to a 4 bed 2 bath.

I would have to rezone the houses for a fee to allow for boarding, and I would build a secondary suite out of the garage if it has one to either live in or Airbnb it.

Everything James Roberts said.To start with, if you are planning on moving to a new house, why not look for one with a rental suite in the basement to help with mortgage payments and introduce her to the idea of a rental?
