Hello, my wife and I are looking at house hacking next year and have a question regarding the legal line between rent by room and multifamily.We live in Southern California where house hacking can be difficult to do if you wanted to live for free, so we are considering a rent by the room model. 

That's a great point, I've been learning more about the BRRR method and other styles of investing, that one just seemed far more cut and dry with a lot of upside on cashflow since that's what I'm most interested in currently.

It should also be focused on finding more deals, and building your business model.

I would schedule them open house style, one on a weeknight and one on a weekend day.

Two of them are still much less expensive than one heavy duty commercial model.

I like the model where you are just 'renting dirt' and not owning any homes; others like being landlords.Each state has very different rules on how they handle mobile home titling, ownership changes, and tenants.
