Partnering with someone to do the rehab for you makes sense.

find a partner, close friends and families, that can lend you money and may be interested in RE. 

In the meantime I've purchased a couple SFHs with a partner and then commercial multifamily with that partner and others as well. 

The question is, how does the broker have to be connected to the company within the entity for us to legally be able to operate in the state.Can they be in an advisory position (Board of Directors) or do they have to be a partner with equity.

I am an investor myself and have begun using my experience to help build strong long term relationships with clients for their investment future and mine.
