I will be moving out of my 2 bed 1 and a 1/2 Bath apartment in down town Amesbury ma within the next month.

They don't triage service calls and need an electrician to swap a fixture, wall heater or bath exhaust fan.

Just listed this single-family home in Toledo, Ohio.  It's a little rough around the edges but should cash flow.  Any comments?

The STR we have now has great neighbors who look out for the property for me, and there's across the street from my personal residence that I help the owner/my neighbor out with.

There are quite a few off market SFH on my street that I would like to buy via creative financing.

Both are C-/D+ with some streets better than others.

The idea is go 50/50 on the down payment and any improvements to the property (likely kitchen and bath upgrades).

While we have not had anything this dramatic we have had cleanouts leak sewage onto city sidewalks that was caused by the city digging up the street but they still made us responsible. 

I would've like to make my case of being grandfathered in for the simple fact that the previous owner (whom is close to 80 years of age and self managed as Owner Occupied for over 35 years) had tried in the past:  1st - To reduce taxes because it's listed as a 3 & 2 but then the tax site has it as 6+ and when the old man had them visit the buildings they seen 7 mailboxes that USPS installed( so he decided to stay shut and not pursue it) 2nd- The 2 family already had 3 gas meters and even a fire escape because the 3rd floor studio apartment only has access thru back door.The front building has 4 gas meters, 1st floor, 2nd floor, 3rd floor and one for the front Studio apartment (which is like a basement apartment) but its street level with main entrance off sidewalk. 

The bed/bath count can also contribute to an increased appraisal if you are able to create such out of the existing space, or do a add on.Hope this helps!
