.- thanks - pay towards the 2 loans the same way ...look to refinance when and if rate drop ...if interested in buying more rentals - consider saving these funds to use for your next purchase ...there are many great amoartization calculators avaiable for free that you can use to review scenarios

You may wish to consider taking the property subject to and giving the end buyer a sweat equity lease option or lease purchase with the one time right to assign the option/purchase agreement once repairs are complete.If the sellers options are really limited he might just have to buy a cheaper home.

Could there be a random lender that might find a way to get you 100% LTV at purchase, maybe, but I would assume those lenders are a) almost impossible to find, if they exist at all and b) the loan would be so expensive, that even the DSCR calculation would limit your proceeds to a point that you would still need equity in the deal.What would likely be a better route to look into is: an equity partner for your down payments.
