It's easier to try to fit into a loan rather than trying to find a loan that fits our scenario specifically.

In fact, we like local companies who specialize in our specific areas.Be sure to interview a number of people who are using the company you're considering using.

@John Sheridan Yes, but these situations are state specific, and county specific as far as timeleines.

They also have no restrictions on the amount of vehicles they can have, and the contract specifically says that the tenant can cancel the contract at any time.

this is what i LOVE about real estate in the US it is so darn market specific ..I remember i had a home in OH some suburb south of Chicago.. and I wanted to handle my own escrow.. so i just call the title company to open and order and they tell me i cant you have to be an attorney. 

A prior tenant moved out quite abruptly in the middle of a lease period owing about $2K in back rent and lease break fees (specifically outlined in the lease).
