When I said the eviction moratorium mostly affects the lower end rentals, I meant as in those folks are the most vulnerable and therefore much more likely to be unable to pay due to job loss.

Hi @Young Moon, There are some good backup Replacement Property options available when a client is unable to locate suitable Replacement Property on their own.

A tenant who is unable to make payments this month is not likely to be able to make a larger payment next month.

As for my vehicle, or my business model, let me tell you I've known many people who have ended up broke because they were unable to determine when and where to save or spend their money.

The roommate whom they had forced out, who has already paid last month's rent in full even after being forced out, tried to contact us about paying this month's rent a few days into the grace period, but was unable to reach us because my spouse was out of the country and not answering his phone.  

As adults they need to handle the issue themselves or if they have problems get the police and lawyers involved if they are unable to do that. 

Also, unable to accept multiple payments or multiple accounts for the same rent.

With a client that will never accept that offer, the listing agent/owner can choose to either reject it outright or hang on for a month and let everyone else know "There is an offer we have been unable to come to terms with yet so send your highest and best".I never invented the shotgun approach to making offers. 

So apparently this bank is unable to refinance a property with an existing loan that is less than twelve months old?
