If the property manager is named on the contract, then the property manager can represent the owner in court.This may not apply to your situation, but I highly recommend you read the law or speak with an attorney to understand your options and which method is best for you.

I do want to keep options open.

To echo a lot of previous comments, regardless of the lender you are sourcing financing through, the experience aspect truly depends on the loan officer that you are working with directly. 

typically a BRRRR property is so distressed that it's not possible to purchase with conventional financing - so the usual options are actual cash from your own checking account (if you have it), or private money or hard money. 

And, referrals from existing clients are our primary source of new clients.
