It sounds very simple, but there are way more trickier than  it sound.

I am able to look up evictions on a state website, should I just format a denial letter simple like:Dear Bob,Thank you for your recent rental application.

Using simple and easy numbers lets say $20k in 2012, $40k in 2013 and $80k in 2014.Using these numbers my current averaged income would show $30k, but if I waited it would show $60k.First, are there any other factors involved with "Temporary Employment"?

@Gabriel Mercedes My suggestion is just get simple cards: Gabriel Mercedes, Real Estate Investor with an email address and phone number. 

Go to your local meet up and see what others are doing in the area is simple way to find out.  

Find yourself a small, low cost property and do a simple rehab then sell it.
