Most HML’s require you buy/finance in an LLC to avoid this.

To continue living here, I'm required to work full time and unable to purchase a 2nd property or join any LLC's.

My thought was that my husband and I would create an LLC for our sale and my sister would create an LLC for her sale of her property and we would establish an LLC for both of these LLCs.

We're now trying to clean things up via an LLC.

I'm currently in the process of creating the LLC for the Checkbook IRA and I have a former employer 401k with +/- $41k that I can withdraw and deposit into the IRA. 

.- Bought an investment property for $110k on a second home mortgage 10% down (mortgage and deed still in my personal name) 2.75% interest- Renovated property this Spring (with all expenses run through an LLC with two friends, we each have 33% ownership)- Property is cash flowing nicely on short term rentals (all revenue run through LLC)- Current Zestimate $200kI have not yet deeded the property into the LLC, as I know we want to potentially refinance next year to extract our equity and use it to purchase another one.
