Hi @Jordan MoorheadI welcome all lectures at this stage of my learning curb... common decency goes a long way especially in sensitive situations where you are asking someone to move out of a place (they hopefully like) that they've called home over a decade and have been paying next to nothing.

First, you need to clarify….is this an REO that has been already been taken back by the bank and the bank is now selling it OR is it the auction in the foreclosure action itself…two completely different animals.

What is my course of action here?

As a standard procedure, we typically do a quiet title action once we take ownership to make sure anyone that might have an interest that was missed gets extinquished. 

Again depending on what you're doing their action is likely at most drafting contracts and or evictions.

Daily consistent action is the key.

That's code words you tell yourself to justify not moving forward with any meaningful action.   

This business is fueled by consistent action over a long period of time.

If they don't remedy the action, then you can offer them to leave with no recourse.
