So basically there are liens that will always take super senior position over 1st mortgage and those would be Tax lien, IRS Tax lien, Child Support, HOA lien and I have to pay those even if I buy the 1st mortgage.

You set the reserve price as the amount you are owed (or less, if you really want the house to sell and are willing to take a loss).If the house makes more than it’s reserve, the buyer gets the house, you get paid off, and any other lien holders receive the rest according to their seniority.

Now waiting for court date.I never had anything like this to happen to me and when he started to threatening me to bring in the health depart and everyone else, zoning, police, codes, yes it did scare me.
