@Michael AsheYour numbers sound pretty solid.I think this site is great, but sometimes it sells a story that ain't there, mainly that you should be killing the cash flow game or it ain't worth it. 

Was very proud of the team and the mission.That said what in your mind is different with referral companies IE Brokers that specialize in selling product out of state in a very narrow niche and a RE Broker/agent working in the city selling the same product ???

A Real Estate Agents job is to SELL real estate PERIOD.

Wholesaled to investor, assisted with all inspections, estimates obtained and managed the entire renovation until it was time to sell and then listed for the investor and sold the property.

Fannie Mae does have a loophole (taken directly from the Fannie Mae Selling Guide:"In order for non-mortgage and mortgage debt to be excluded from the debt-to-income (DTI) ratio, the other party has to pay the complete monthly obligation every month for a minimum of 12 months (and the other party cannot be an interested party for non-mortgage debt).

Due to age of owner's (70+), money to be made selling ( rapid increase in equity), change in the market area (over crowded beaches/Pigeon Forge strip) and life changes (divorces/death) the owner occupied/2nd home owners sold. 

Another way to look at it also is if you have a rental and you can increase rent by $100 and sell it in a year for a certain value, are you better off selling it today at another value or holding it for another year and collecting income?

Even then most homeowners are not motivated to sell.
