I don't know the history of the property but it is probably just a matter of clearing everybody's name (heirs) from the property deeds.I haven't measured it but it's safe to say that it's about a 35' by 30' cape.There is one bathroom downstairs that opens up right into the kitchen (yuck) and it doesn't have a tub.I have an appt next Tues to sit down and talk with a lawyer about the remaining heirs.

As usage drops, prices will drop.There are several (VIABLE) ways to decrease our usage of oil:1: drive less2. drive smarter, smaller, more efficient vehicles3. develop alternate fuels, not viable short term, maybe 20 years out4. develop new technologies, maybe, maybe not, I think once our smart brains start working on this we may see big changes5. drive smarter, YOURSELF.

you know i often wondered this myself.I think a national MLS could be an invaluable tool for a REI.it wouldnt take much to develop a nation system of this sort to be honest. getting folks to use it might though.

Do that kind of thing enough and the IRS will consider you a "dealer" and the lots as inventory held for sale.Depending on how "remote" this whole thing is you might be better off making part of the 700' an access road, thereby retaining enough frontage for 3 main road lots, but giving you a lot more lots by making them smaller than 13 acres each, with only a 230 yard frontage.By the way, have you ever subdivided and/or developed lots before?
