You just lost 20k per year vs booking out Option 1 year round and using the profit to stay in an AirBNB now and again.  

He owns two, runs four (his own plus two for his parents), each with a 4.9+ star rating (each ranging from 100-300+ ratings), and he tells me their units are booked at 95% occupancy year-round.

So I made an offer on a 1bd 1bath STR that grossed 15k last year on VRBO only with a flat rate of $150/night year round. 85 nights booked with 36 individuals.

Great weather year-round(same temps), no rainy season, no seaweed, low hurricane risk  Outlook is good as people go back to more traveling. 

I would not recommend to any of my clients to rely on another round of pandemic related demand leading to stable travel nurse income.

@CJ MoultonSeems like you are getting round about answers...In your example, the $90k is "wiped out" from your point of view. 

I'm thinking of selling my personal residence on a wrap, but I wanted to see what you thought about these approximate numbers (rounded for simplicity):$140k sales price$30k down payment from buyer$95k owed on my existing mortgage @ 4.875%$550 P&I monthly payment ($650 w/ taxes and insurance)Seller finance the $110k left w/ a wrap w/ a 3 year balloon.

I don't plan on doing a complete overhaul flip for my first go round.

The few investors in the area I know that do STR year round, instead of only seasonally, see an increase in vacancy during the winter months, but not nearly what you might expect.
