Windows and roof are approx 10 years old Fully occupied with great tenants.

I can fund the project with a conventional loan of 30years with 20-25% down. 

Hey BP community, I just recently purchased a duplex in Tulsa Oklahoma and while it's in fair shape generally, there are several smaller projects around the place that need to be taken care of.

In the time since I first joined biggerpockets,  we've launched a roofing company that's being franchised nationally, a toxicology lab, a scrubs company with Patch Adams' foundation, and a handful of other ventures - but investing in real estate I feel like a permanent neophyte!

The financier of the project owns an instrument rental company and would like to make their headquarters out of the parcel.

Just make sure your numbers work and your fiance is cool living with another family under the same roof.
