I am aware that NJ has a personal occupancy provision in which the landlord gives at least 2 months written notice stating that the owner would like to occupy the downstairs unit once the tenants lease expires.

For example, wholesalers are great because generally their properties are off market and you get them at discounted prices.

Nevermind the bureaucracy that this would entail with each tenant moving in/out.As much as I try to think about this I cannot find a solution that could prove more convenient than keeping all the bills under my name and requesting payment when they are due (with all the other downsides that I am aware of).To all the experienced landlords out there, any advice on this would be very much appreciated!

It’s not far off from what you can expect to get from a bank.  

The variance will be granted based off the site plan submitted at the time and the variance application.

For example, right now, I have an off-market deal that is fully occupied by Section 8.
