Unfortunately my wife's job started requiring her to come into the office in PA so we plan on relocating there.

We also typically require our onsite team members to live in the property.  

Unfortunately, even though my DTI and credit score was good, the underwriting was not so good because I had gone through a debt consolidation program not too long ago which, as some may know, requires you to stop payment on debt for a period of time.

I’m not sure the insurance requirements that I’m requesting from borrowers are appropriate.  

Does anyone have any knowledge on whether cordless blinds are required by law, or a helpful "suggestion"?

You can own 20 properties and still not have to claim one as a homestead, there is no Texas law requiring one to have a homestead.

If the water bill is $100 a month, increase the price by 20% (or whatever you decide is fair) to compensate you for the time required to split and bill and to cover additional use when tenants squander the utility.

What I would do is have something in writing as part of the offer that my bid is based on the systems in working order (or some estimated life span left)We will spend $30k to inspect them all and if any are deemed required to be replaced we will credit X at closing.

However, there are seasoning requirements for both Fannie Mae and DSCR refinances, unless you opt for delayed financing.
