Of course, people say they make 10-14% with a well diversified portfolio of unsecured loans on Prosper or Lending Club, but I haven't looked at this, as I'm partial to collateral.You can lend through a reputable HML company in your area, earning around 10% (they keep the 3-5 points and maybe a 2-3% extra spread on rate to the borrower.)

That still leaves quite a bit of RE, and it has had septic tests run successfully.The turn off was that the town it was in doesn't have the best reputation, what with modest pretty homes mixed in with trailers and trash.

I think you want to always keep relationships on a positive note and signing the contract makes a big difference because now she has to go back to her broker and explain as well. that being said let's not forget that its very important for an agent and agency to maintain a good reputation in the community.
