Hi All,We are considering a rental property as new as possible either in Research Triangle park proximity or Charlotte.

Some parks allow rentals while others only allow homeowner occupied units. 

I'm rereading Brandon's book on Managing rental properties and he mentions that you need to give everyone an opportunity to apply, even if they don't meet the minimum criteria you have set.

I think of it like a long term rental that has the address listed all over the internet.

Anything greater than 5+ units is considered commercial and usually underwritten based on the occupancy and rental income. - For greater than 5+ multi family properties the 'best' initial source for financing could be a local credit union or bank.

Before venturing into this area, it's best to talk with other investors who have been through the program before with their rentals. 

My Rental PIS date will be August 1, 2024.

The other house is a short term rental.
