I'm assuming it was too high, but I didn't see the sense in coming down as I knew I would be going down to MB to make some improvements, so a small rent wouldn't have been worth it to miss out on improvements for the upcoming high season-this coming September I will be ready to advertise for MTR and confident that the place will look Up to snuff!

What made you interested in investing in this type of deal?

When you talked about the floorplans in Columbus, it made me want to go check as I hear Columbus a bunch and I'm 3 hours away which isn't too bad. 

Since there were no vents and clear signs of moister, I made the appraisal "subject to" proper ventilation to be installed and for the ponding water to be remediated. 

From what I am understanding you suggest to get a hard money loan and when the repairs are done and we are ready to close bridge it into a DSCR loan?

Lost money on many of them ultimately, made a little bit on a few, spent a TON of time on them all...way more than initially anticipated. 

Keep doing some research and building up capital, get good at running numbers so you're ready to pull the trigger on a good deal.
