Quick increases in value are hard to come by, unless the area gets really hot and interest rates drop a lot, creating a frenzy.

Also if I’m renting them separately, shouldn’t I get separate data (occupancy and nightly rate)?

The rents are high enough so they can cashflow, even with the 7%-8% rates we are currently seeing.  

It’s a tough market out here in New Jersey both with this high market and the high interest rate right now.   

There was an opportunity to help a fellow investor who had his family growing and needed to dispose of the property to get rid of problematic tenant issues, rising taxes, and invest in other opportunities closer to home.

If you are using a hard money lender, are you accounting for the high hard money interest rates for those months?

I have been researching various hard money lender’s in and out of my area for months now, and no lender will offer 100% financing to a beginner at a 4% interest rate!

Again, if something goes "wrong" and you don't have the reserves to cover it.Meanwhile, I'm part of the group that feels cash flow is over rated when trying to generate wealth. 

I summed everything up for the work completed, materials, and labor rate and adding 20% profit, which totaled $41K.
