Is someone wrenching open the coin boxes and stealing your money or is it hobos snoozing in there.If it's theft ask the Police Officers to get fingerprints--you can bet a Juvenile record at least exists on someone who does this.Look at the pic and watch the renters see if he/they are coming in off property or from a unit.Be careful you don't get shot dead over a handful of quarters--let the Police deal with the bad guys.

You can also try looking for single family homes with guest houses and/or in-laws quarters.

Other states, if they have a transfer tax at all, do not impose it on wholesale assignments.
